City Business Centre office, consists of five gallery office buildings, restaurants, public service, parking, green areas etc. and make a new setting in the city landscape.
Buildings I and II of the ensemble Timisoara City Business Centre have been honored with the Award "Green Building of the Year" and "Office Building of the Year" in EE Real Estate Awards 2009.
The criteria on which the jury chose CBC as a Green Building of the Year relate to specific technologies used for buildings complex. CBC was designed as a project in which energy is moderately used, creating a computerized system to regulate consumption in all buildings, to reach a minimal level. Other innovative technologies are controlled by sensors front shutters and air conditioning system performance, in fact the first of its kind implemented in Romania.

Advantages of solutions used in CBC Building
Thermal Power:
-
All buildings are equipped with thermal spots. Without a heating unit, there is no burning of fossil fuel or CO2 emissions</li>
- Automation being part of the BMS System, qualitative settings of heating circuits with mixed valves is achieved from heat variation, depending on the temperature, leading to energy savings
- The heating modules size, is compact and reduced, so the operation is simple and safe
Refrigeration power:
Adopting a solution with 2 chillers, Climaveneta TECS-HF high efficiency with "Turbocor" compressors and Climaveneta NECS-FC with glycol, with "free-cooling" for operation during cold season with big energy savings has the following advantages:
- Chiller with "Turbocor" compressor has a very high efficiency when partially or fully charged, due to technological solutions adopted, namely, continuous power modulation by centrifugal compressors
- During cold season, cooling needs will be met by chiller "Free Cooling" which will have a minimum energy consumption
- On hot days (~25 days when the temperature rises above 35 °C), both chillers operate approximately 16 hours per day. "Free cooling" chiller operates only at night with cooled air, reducing power consumption
- For the IIIʳᵈ Building, Free Cooling chiller-No Glycol is equipped with internal hydraulic circuit with heat exchanger, chilled water being supplied to consumers without requiring the use of fluids of anti-frost (glycol) in the system
Buildings Ventilation

Building is provided with 100% fresh air, leading to a A Class A office Building

All Air Handling Units are equipped with energy recovery in plates, leading to high energy savings

Automation is part of the BMS System, having several advantages, all leading to energy savings, namely:

Air Handling Units are working in free-cooling system, in periods when outside air temperature is within the input ventilated temperature, without heating or cooling the air, condition applied at night

During the day, the operation mode is set by a program that allows power operation only between the hours with high trafic

Ensuring permanently control of introduced air, limiting temperature, frost protection and monitoring air humidity

Blocking operation of Air Handling Units in case of fire or during other events
For the IIIʳᵈ Building, was provided an independent Air Handling Unit for the canteen, located on the mezzanine; because AHU circulates a high air flow, it is set to run at maximum flow only between the working of the canteen
Domestic Water Supply:

Bathrooms in the building are equipped with electric boilers, locally installed, with 100L, 15L or 10 L volume

The IIIʳᵈ Building is provided in the basement building with a tank for collecting rainwater from terraces and condensation coming from the office's fan
